Versatile units cater to demand

Owner-occupiers, trade operators and investors are set to vie for premium industrial units for sale in a new master-planned estate in a strategic location at Auckland’s northern gateway.

Positioned near key transport routes less than 15 minutes north of Albany, Silverdale Gateway Industrial Park sits on the fringe of Silverdale’s sought-after industrial precinct. The development caters to under-served demand for modern medium-scale industrial premises in the North Auckland market.

On offer to buyers in Stage 1 of the development are a variety of versatile warehouse/office premises in various configurations with floor areas ranging from approximately 208 to 856 square metres.

Targeted at owner-occupiers, investors and businesses seeking strategic expansion, the new estate is consented for industrial use ensuring broad business appeal for activities ranging from logistics to trade supply, manufacturing and destination retail.

Units in Blocks A and E are being offered to buyers in Stage 1 of the development with asking prices starting from $1,040,000 plus GST (if any).

With construction due to commence in 2026, these units at Silverdale Gateway Industrial Park, located at 53 Small Road, Silverdale, Auckland, are now being marketed for sale through Alex Perigo and Ben Clare of Bayleys Silverdale.

The units are designed with highly functional layouts. The warehouses feature high-stud, clear-span interiors with full-height roller door access and wide driveways to support efficient vehicle movement.

Office/showroom spaces are finished to a standard that supports a range of uses without requiring extensive upgrade. Offices in larger units are integrated across two levels with designated entry points, allowing a clear separation between administrative and operational areas.

A quality build with modern tilt-slab construction from precast concrete panels with steel portal frames promises durability, fire resistance and low-maintenance long-term structural performance.

Perigo said the individual premises would benefit from being positioned within a cohesive, thoughtfully designed and professionally presented estate.

“The estate provides a business-ready environment with wayfinding signage, landscaping zones and shared access points designed to support tenant identity, customer access and efficient on-site navigation.

“Attention has been given to balancing functionality with long-term visual quality, supporting both individual business branding and the overall cohesion of the development,” Perigo said.

An on-site café is also planned to service occupiers and visitors.

Perigo said that with few comparable premises available locally, the new units would offer strong investment appeal.

“The project is backed by an experienced development team and a staged sales release that provides confidence and clarity for buyers seeking space in a proven growth corridor. The combination of infrastructure, amenity, and established activity makes this a location of long-term relevance.

“A position minutes from Auckland’s Northern Motorway and Hibiscus Coast Highway assures businesses at Silverdale Gateway Industrial Park of excellent logistics, connectivity and efficient transport movement across the Auckland region and through to Northland. This makes the site a practical base for both local and regional operations,” said Perigo.

The new industrial park is being developed within the Business - General Business zone under the Auckland Unitary Plan, with consent for industrial activities.

Clare said the consented industrial use and diversity of available unit sizes catered to a multitude of investors and occupiers seeking a base for trade, storage, manufacturing or service-based activities.

“Businesses locating at Silverdale Gateway will enjoy the assurance and synergies that come with being on the fringe of Silverdale’s wider industrial precinct, surrounded by the likes of trade suppliers, construction services and logistics operators, with proven long-term demand.

“They will also reap the benefits of easy access to labour and customer catchments in an area notable for its significant residential and commercial growth.

“Silverdale continues to see sustained expansion across the residential, commercial and industrial sectors, supporting long-term demand for well-positioned business premises.

“With demand particularly pronounced for mid-sized industrial premises across the Hibiscus Coast, the new units at Silverdale Gateway Industrial Park are sure to be keenly sought-after,” Clare said.
