Investors focus on optical tech facility in key Taupō industrial hub

The modern facility housing a cutting-edge optical technology business has gone up for sale in a thriving Taupō industrial precinct.

The versatile property in the fast-growing Ashwood Business Park, in Tauhara, is well-appointed with a showroom, offices, workshop, reception and amenities, along with excellent yard space and vehicle access – plus significant further future development potential.

The Raywood Crescent site is fully leased to Nexus Optical Technologies, delivering an annual net rental return of $180,000 plus all outgoings and GST.

Nexus Optical Technologies has developed a revolutionary optical composite panel that represents one of the most significant innovations in glazing in thousands of years. The company has created a formable glazing solution that is stronger, lighter, and clearer than traditional glass – and uniquely capable of harvesting sunlight to deliver clean, sustainable energy to buildings.

The recently signed lease for the Raywood Crescent facility runs through to 2031 with three further three-year rights of renewal. The lease agreement provides for CPI rent reviews capped at two percent, every two years starting at year four. These are replaced by market reviews upon lease renewal.

Approximately 1,400 square metres of the more than 3,900-square-metre landholding is undeveloped, providing new owners with options to maximise value through further future expansion or development.

The freehold land and buildings at 9 Raywood Crescent, Tauhara, Taupō, are being offered for sale through Lucy Baxter of Bayleys Taupō.

The property will be sold by deadline private treaty closing on Wednesday 2 July.

The approximately 1,061-square-metre building is underpinned by some 3,943 square metres of land with plenty of off-street parking.

Baxter said the building was smart and thoughtfully designed, with modern functionality.

“Constructed in 2012, this facility combines office, showroom and workshop areas, and amenities including a full kitchen, shower and patio.

“A central open-plan space is adaptable for use as a showroom, office, or boardroom.

“The site is equipped with three-phase power for versatile operational needs. Three roller doors provide seamless drive-through vehicle access.

“Designed for flexibility, the facility is well suited for a variety of logistics, warehousing, or commercial operations, with a scale and location that offer significant long-term upside. This versatility is illustrated by the site’s previous occupier, a sports equipment distributor,” Baxter said.

The building has an A-grade Initial Seismic Assessment rating of 100 percent of new building standard.

The area in front of the building is sealed and landscaped, leaving a significant area of land to the rear available for future expansion.

The site forms part of the Taupō Industrial Environment zone under the Taupō District Plan.

“This well-presented industrial facility benefits greatly from its position in Taupō’s rapidly expanding and in-demand Ashwood Business Park. This is one of the region’s newest and most dynamic industrial hubs. Home to big-name retailers like Mitre 10 MEGA, Starbucks, and a Z service station, this location offers high exposure and is poised for continued growth.

“Situated a few minutes’ drive from the key intersection of Napier Road, State Highway 1 and State Highway 5, it offers efficient connectivity to major North Island destinations for freight, logistics and commercial operations.

“New owners of the Raywood Crescent site have the potential to reap significant capital gains on top of the rental returns, as this industrial zone continues to develop,” Baxter said.
